Repairs
Clapton Park Management Organisation (CPMO) uses its inhouse Direct Labour team for the delivery of approximately 70% of our day to day reactive repairs. Our operatives have local knowledge of the properties we manage and often know residents.
It is important to be aware that Hackney Council are responsible for some types of repairs in and around your home. These are commonly referred to as ‘Council Retained functions or responsibilities’ in line with our Management Agreement with the Council.
Reporting repairs to CPMO
Most day to day repairs within tenanted homes across the three estates will be the responsibility of your CPMO. In some instances, the responsibility for carrying out certain repairs is that of Hackney Council.

Repairs timescales
There are strict timescales based on the type of work required. Repairs are separated into 3 categories:
Priority 1: Emergency (within 24 hours)
- These are repairs that we will aim to do within 24 hours. Emergency jobs are those where the delay might seriously put at risk your possessions or might cause serious inconvenience.
Priority 2: Urgent (within 7 days)
- These are repairs that we aim to do within 7 days. Urgent jobs are those where delays might cause gradual damage to the property or your possessions in your property.
Priority 3: Routine (within 28 days)
- These are repairs that we will aim to do within 28 days. These include all the other repairs under our responsibility.
Reporting repairs to Hackney Council
Where the repair you wish to report falls under Hackney Council’s responsibility, you will need to report such items via the Council Contact Team. Please ensure you remember to request for the job reference number for your repair at the end of your call for future reference.

Communal repairs
The TMO is typically responsible for most minor defects within the communal areas of your block and you should report these to us on 020 8356 6300 or by simply using the form above.
Hackney Council are responsible for certain types of communal repairs such as lifts, roof and stack pipe defects. Please refer to the repairs responsibility table to ensure your repair is being referred to the correct team.
Tenant’s repair responsibilities
As a tenant you are responsible for keeping your home in good condition. You should take reasonable precautions to prevent damage to your property by fire, frost, burst water pipes or blocked drains and sinks. You are also responsible for common fittings within your home such as toilet seats and internal doors and handles for example.
Leaseholder
As a leaseholder, you are generally responsible for repairs within your home. However, you may report a communal defect to us on 020 8356 6300 or by simply using the form below. Where such a defect is the Council’s responsibility, please call its Repairs Contact Team on 020 8356 3691. Please refer to the repairs responsibility table to help identify the correct team with whom your repair should be referred.
Times we operate
The TMO provides a day to day repairs and maintenance service on Mondays to Fridays between the hours of 9am and 5pm. Please advise us of the best day and time slot to perform the repair needed at your home. The repair slots available when booking your repair are:
